Who Is the Escribano?

The escribano is a certified Argentine notary — a legal professional authorized to authenticate public documents and formalize property transfers. Every real estate transaction in Argentina must be executed before an escribano. They are not optional. Their signature on the escritura pública (notarial deed) is what legally transfers title from seller to buyer.

What the Escribano Does

The escribano performs the full title study — researching the property's history through the Registro de la Propiedad to confirm there are no liens, encumbrances, debts or claims. They calculate and collect transfer taxes, draft the deed, coordinate with all parties, and register the transfer. Their professional liability provides a layer of protection for both buyer and seller.

Who Selects the Escribano?
