How Off-Plan Works in Argentina

Argentine developers typically sell pre-construction apartments through a structure called pozo — meaning the project is sold 'from the pit' before construction begins. Buyers pay in installments (often 30–40% upfront, balance over construction) and receive the completed unit 18–36 months later. Prices in pozo are typically 20–35% below comparable completed properties.

The Risks

Developer insolvency, construction delays and cost overruns are the primary risks. Argentina's economic volatility has historically caused project failures. The quality of due diligence on the developer's financial position, construction track record and contract terms is therefore critical — more so than in more stable markets.

How to Invest Safely

Roffo only recommends pozo projects from developers with audited financials, a minimum of three completed projects in the same price tier, and fideicomiso structures that protect buyers' deposits from developer insolvency. A properly structured pozo deal can be one of the highest-return opportunities in the Argentine market — but only with the right legal and financial safeguards in place.
